Our team of experienced architects and designers will work closely with you to understand your vision, taking into account your individual lifestyle, desires, location and budget. We then develop a design concept to both meet your needs and exceeds your expectations. All our work is modeled in 3d for ultimate accuracy in conveying the desing intent.

 
  • • Obtain client design brief and other requirements.

    • Site visit to assess conditions and constraints.

    • Make initial inquiries regarding authority regulations/requirements.

    • Provide recommendations for the appointment of other specialist consultants as required, including their fees.

    • Develop sketch drawings to explain the concept.

    • Arrange, attend and record meetings with authorities, other consultants and other relevant parties.

    • Attend pre-application meeting with relevant authority to obtain preliminary advice on concept design.

    • Coordinate preparation of preliminary estimate of cost of works.

Town Planning

 

We handle the entire town planning process, including the preparation of plans and diagrams to satisfy local requirements. When required we even arrange pre-application meetings with relevant authorities prior to formal submission, allowing us to mitigate problems prior to formal submission. Planning consultants are engaged to help navigate the process. We have a 100% approval rate for all lodged planning applications so you will be in good hands!

    • Liaise with client appointed planning consultant to confirm statutory authority requirements.

    • Attend pre-application meetings with relevant authorities prior to submission of formal application if required.

Building Permit Documentation

 

With the concept locked away and a planning permit in hand, we now prepare drawings and documentation suitable to secure a building permit. This includes co-ordinating with other specialist consultants and authorites as needed, such as structural and civil engineers, energy raters and building surveyors.

 
  • • Prepare drawings including plans, elevations and sections, together with other details and schedules to enable statutory approval to construct the project (NB: Suitable for Building Permit only).

    • Prepare design briefs for other specialist consultants.

    • Arrange, attend and record meeting with authorities, other consultants and other relevant parties.

    • Coordinate and integrate the work of other specialist consultants.

Construction Documentation

 

With more complex projects further detailed construction drawings are recommended beyond those required to obtain a building permit. These include project specific details and specifications that explain how to acheive the design intent and specify the quality of materials, finishes and workmanship. This well defined set of documents enables the builders to provide accurate pricing with little assumptions. At this stage we also develop a pre-tender construction estimate.

 
  • • Prepare further architectural drawings, specifications and schedules to enable the construction of the project.

    • Prepare full specification in accordance with the drawings and clients requirements describing the quality of materials, finishes and workmanship.

    • Co-ordinate the preparation of a pre-tender estimate of the Cost of Works.

In consultation with you, we develop concept drawings with a focus on internal joinery and wet areas, then walk you through the process of selecting internal finishes, fixtures, fittings and equipment. We then prepare detailed interior drawings including plans, elevations and sections suitable for construction.



Our extensive experience in tender and contract management allows us to confidently manage the tender process on your behalf. We begin by developing a list of preferred tenderers to consider, before issuing tender documentation to selected builders. We manage queries and submissions before preparing a tender comparison for your consideration. We then negotiate with tenderers if required to obtain the best acceptable offer.

We manage the entire process of contract administration including all documentation, ongoing site visits, assessment of progress claims, timeline management and defect rectification.

    • Visit the site periodically to observe the general conformance of the construction works with the building contract documents and instruct the building contractor regarding design quality control, materials selections and performance in regard to the building contract documents.

    • Provide the building contractor with instructions, supplementary details and clarification of the contract documents.

    • Coordinate the construction services provided by other specialist consultants.

    • Assess and determine variations and obtain client approvals where required.

    • Assess and determine the building contractors progress claim and issue progress certificates.

    • Assess the building contractors claim for extension of time.

    • Adjust prime cost and provisional sums and other monetary sums.

    • Instruct the building contractor in regard to incomplete work and rectification of any defects .

    • Assess and determine practical completion and issue the notice of practical completion.

    • During the defects liability period, instruct the building contractor in regard to incomplete work and rectification of defects.

    • Assess and determine final completion and issue final certificate.

  • • Meeting to obtain a detailed Furniture brief, exploring ideas about style and palette etc, and understanding any additional items required.

    • Review any existing furniture that will be used in the home to ensure our proposed pieces will compliment.

    • Present options and ideas.

    • Organise showroom visits and appointments if required.

    • Proposed furniture layouts (drawn to scale, if required) to ensure you are happy with sizes and placements.

    • Selection of finishes, including timber stains, powder-coat colours, and fabric selections etc.

    • Meet consultants on site to check and measure (e.g. Window Furnishings).

    • Organise trade price quotes, on your behalf.

    • Check quotes and upon your approval, order selected items on your behalf.

    • Management of the orders including confirmation of lead times, handling deposits and balances due etc.

    • Consult with suppliers to coordinate delivery, site access, rubbish removal and assembly, including site inspections to check delivered goods.
